The Detail

What actually goes into the work.

Bathroom renovation done properly is a sequence of clean handoffs between trades. Miss one and the whole room ages years in months.

Strip-out and substrate assessment

Once tiles and suite are out, we assess what the previous fit was hiding. Rotten joist ends, corroded copper, undersized waste, missing tanking — all of it gets photographed, priced against your written quote, and remediated before anything new goes back in.

Layout re-planning

The single biggest gain from a full renovation is fixing the layout. Moving a basin 300mm can turn a cramped room into a comfortable one. Where possible we'll offer two or three layout options against the same budget so you can weigh comfort against complexity.

Waterproofing and moisture control

Wet zones are tanked with a liquid-applied membrane. Grout is selected for the tile — epoxy where movement or staining matters, cementitious where it doesn't. Silicone is neutral-cure sanitary-grade, drawn (not smeared) with a knife against a masked edge.

Tile choice and pattern

Large-format porcelain, mosaic, herringbone, marble-effect quartz — we've fitted them all. The pattern is set out on paper before it's set out on wall, so cuts fall in the least-visible corners and feature lines run continuously across floor into wall where the design calls for it.

Lighting and heating

IP-rated LED downlighters where wet, dimmable feature lighting where dry. Electric underfloor heating under tile with dedicated thermostat and setback programming. Chrome or brass heated towel rail on a valve pair, sized for the room.

The snag process

Before handover, every fixture is run under load for a full cycle. Every silicone joint is checked. Every tile is tapped for drumming. The room is cleaned to move-in standard, not builder-clean.
