Service Overview

Bathroom Installation & Fitting — the honest overview.

What it is

Bathroom installation is the complete supply-and-fit of a new bathroom in an existing room — new suite, new plumbing runs where needed, new electrics, tiling, sealing and decoration. We handle every trade from a single point of accountability so you don't have to chase plumbers, electricians and tilers separately.

Who it's for

Homeowners in Bexley, Bexleyheath, Erith, Sidcup, Welling, Bromley and Dartford who want a bathroom that looks designed rather than assembled — where tile lines run true, silicone beads are drawn (not smeared), and every fixture is level and plumb the day you walk in.

When you need it

Book installation when your existing bathroom is dated, leaking, poorly ventilated, or laid out around the previous owner's habits rather than yours. Also the right time when you're moving in and want the room finished before the boxes come out of storage.

Why professional matters

Bathrooms punish poor workmanship faster than any other room in the house. Water finds every unsealed joint, every misaligned tile edge, every under-specified extractor. Professional installation isn't just cosmetics — it's the difference between a room that still looks new in year seven and one that's mouldy by year two.

What Happens If You Wait

The cost of doing nothing — or doing it cheaply.

A bathroom fitted badly rarely fails on day one. It fails eighteen months later, quietly, behind the tiles.

Risks & consequences

  • Unsealed tile joints and cheap silicone let moisture into the substrate, rotting timber and staining ceilings below.
  • Under-specified extraction leaves persistent condensation, black mould on grout and peeling paint on ceilings.
  • Plumbing runs installed without falls or access points create airlocks, slow drainage, and a nightmare when repairs are eventually needed.
  • Electrics installed outside Part P zones create genuine shock risk in a room with water and bare feet.

Common mistakes homeowners make

  • Buying the suite before the room has been measured and laid out — leading to fixtures that don't fit or waste-runs that can't be plumbed.
  • Choosing a fitter on price alone and getting a room that photographs well for a week and starts leaking by winter.
  • Skipping tanking on wet-zone walls to save two days — then paying for a full re-tile in three years.
Our Process

Five steps. Fixed dates. Fixed prices.

  1. 01

    Site Survey

David visits, measures, checks joists, waste falls, water pressure and existing electrics. We discuss how you actually use a bathroom, not just what you want it to look like.

  2. 02

    Design & Fixed Quote

You receive an itemised, written quote with every fixture, tile and labour line separated. No trickle billing. Variations require written sign-off.

  3. 03

    Strip-Out & First Fix

Existing suite removed, waste protected, floors and walls prepped. First-fix plumbing and electrics installed to current regs before anything is closed up.

  4. 04

    Second Fix & Tiling

Tanking where required, tile setting-out, precision cutting around fixtures. Fixtures fitted, tested and sealed. Every silicone bead pulled clean.

  5. 05

    Snag & Handover

Full running test on every fixture, extraction check, tile line inspection under raking light. You sign off only when it passes our finish test.

Why It's Worth Doing Right

Specific, measurable benefits.

One team, one accountability

Plumbing, electrics, tiling, joinery and decorating from one crew. No blame ping-pong when something needs coordinating.

Fixed price you can plan against

You know the final number before day one. Variations only happen in writing.

Finish inspected up close

Tile lines, silicone beads and cabinet reveals are checked under raking light — the way a picky customer would look, only harder.

Regs-correct plumbing & electrics

Part P compliant electrics and correctly-fallen waste runs. Nothing hidden behind tiles that shouldn't be.

Written day-by-day schedule

You know exactly which trade is in your house on which morning — no idle days, no ghost weeks.

Snag-free handover, not snag-list

We hand back the keys when the room passes inspection, not when we're bored of being there.

The Detail

What actually goes into the work.

A well-fitted bathroom is really twelve small jobs stacked on top of each other, in the right order, with no shortcuts. Here's what actually goes into one.

Substrate preparation and tanking

Every wet-zone wall — around baths, in showers, behind basins — is prepared to accept tile. Where boards are used, we specify cement or foam-cored boards rated for wet areas, not gypsum plasterboard. Shower enclosures and wet zones are tanked with a bonded liquid membrane taken up walls and lapped into the floor before a single tile goes on. This is the single most important step and the one most often skipped.

Tile setting-out and cutting

Tiles are set out from the most-viewed line of sight, not from a corner. Feature walls are centred on the fixture that draws the eye. Cuts around fixtures, niches and reveals are made with wet-saw precision — no cracked corners, no lippage between tiles, no grout lines that drift a millimetre wider every course.

Plumbing and drainage

Waste runs are laid with the correct fall (minimum 1:40 for 40mm waste). Traps are accessible. Isolation valves are fitted at every fixture so future maintenance doesn't require draining down the house. Shower valves are set at the correct depth for the tile thickness — never after, never with silicone-and-hope.

Extraction and ventilation

Bathrooms need mechanical extraction unless the openable window area meets Building Regs Part F. We specify the correct fan rate for room volume, ducted to outside, not into a loft void. Wrong ventilation is the #1 cause of black mould in bathrooms less than three years old.

Fixtures, fittings and hardware

We fit whatever brand you specify — from mainstream ranges to high-end (Hansgrohe, Grohe, Vado, Britton, Bette). We'll also flag when a fixture won't work in your setup before you buy it, saving a return trip to the supplier.

Underfloor heating and finishing

Where specified, we install electric underfloor mats with dedicated thermostats and set them in flexible tile adhesive. Grout is colour-matched, silicone is drawn (not smeared), and every visible edge trim is mitred rather than butt-jointed.
